An application for Zoning By-Law Amendment submitted by Richelieu and Stadacona Development to the City of Toronto seeks to demolish 5 single-detached residential houses to permit the development of a 10-storey mixed-use building at 47 Stadacona Drive in North York's Clanton Park area. Located just west of Bathurst Street and south of Wilson Avenue, Highway 401 runs past the site just across the street to the south. The proposal would reach a height of 35.48m, providing both market-rate rental suites and retail at grade.

Designed by IBI Group, the redevelopment would see 170 residential units incorporating a mix of 98 one-bedrooms (58%), 54 two-bedrooms (32%), and 18 three-bedrooms (11%), bettering the City's ask for percentage of family-sized layouts. The proposal would have a total Gross Floor Area (GFA) of 12,600m² and an FSI of 4.59 on the site.

Located at a rectangular corner situated in the neighbourhood's southeastern corner, its surroundings consists of low-rise residential homes with commercial plazas towards the north, east, and west of the site fronting Wilson Avenue, along with Highway 401 running by to the south.

Numerous similar development proposals are located nearby along Wilson Avenue and Bathurst Street. A proposal immediately to the northeast is seeking rezoning for a 12-storey mixed-use building, while a 12-storey retirement complex is proposed to the northwest, on the other side of the 401-Bathurst off-ramp. To the east at the corner of Wilson and Bathurst, a 30-storey residential and retail development is proposed.

The site is served by buses plying Wilson Avenue and Bathurst Street. A little over one kilometre to the west Wilson subway station, while York Mills subway station is just over two kilometres to the east.

The redevelopment would provide a 3m² setback from Richelieu Road looping along Stadacona Drive’s exterior, with a step-back above the sixth storey. The building could act as a transition from the potential 30-storey proposal to the east to single-family homes further west.

Total amenity space of 735m² would be made up of 350m² indoor space and 385m² of outdoor space, both on the ground and second levels. Retail space of 450m² would be located at grade facing Richelieu Road and wrapping around to Stadacona Drive.

85 underground parking spaces would be provided in a two level garage, accessed from a driveway from Richelieu Road. 78% of the spaces would be for residents, with the remainder for visitors. 128 bicycle parking spaces would additionally be found at grade and P1 parking levels.
