In October 2022, Devron Developments submitted applications to the City of Toronto for Official Plan Amendment and Zoning By-law Amendment for a proposed development they call 'South Station,' an assembly of 13 through 21 John Street and 36 through 40 South Station Street, just north of the intersection Weston Road and Lawrence Avenue West in the heart of Weston.

While as of this writing, documents have not yet shown up on the City's Development Applications page, according to the proposed development’s official site, the proposed design by Copenhagen-based 3XN would result in a 40-storey tower at 130m, comprised of 458 residential units. There would be a stepped base building of 8 storeys underneath a tower element of 32 storeys. The base building would step back from South Station Street and form a staggered shape along with a front yard setback varying from three to six metres. The tower would sit on the southeastern end of the base building and would have shifting main walls with an intended contrast to the base building.

The structure would be primarily residential with a gross floor area of 35,188m², and 1,680m² for non-residential use. The latter would be varied to include not only retail, but also daycare and community centres. A 275m² outdoor terrace on the roof of the ground floor would be part of the proposed daycare centre. The community centre would utilize 598m² of space.

Beneath the mixed-used building, there would be two levels of underground parking garage space. The proposal would entail 128 residential parking spaces and 26 residential visitor spaces, but none for non-residential use. The P1 and Mezzanine levels would be home to 344 bicycle parking spaces, with 320 for long-term and 24 for short-term use.

The assembly of six properties is on the southeast corner of John Street and South Station Street. The site’s unusual shape results in about 80m of frontage for South Station Street, and about 54m on John Street. The six aforementioned properties are a mixture of low-rise commercial and automotive use, in addition to surface parking.

The proposal would result in a large influx of residential units in a space that currently has none. Along with the retail space and daycare and community spaces, it would mean further development and intensification for the Weston neighbourhood part of an increasingly connected city.

The proposal's name, taken from one of the two streets it fronts on, refers to being south of Weston Station. The original rail station here has since been replaced by Weston GO station, which in recent years has also welcomed the UP (Union Pearson) Express. Access to the station, would be just a couple minutes' walk for residents of South Station, connecting them with Toronto’s downtown core to the east, and Pearson Airport or Brampton and beyond to the west. Mount Dennis station will soon be opened along the GO corridor to the south, connecting with the Eglinton Line 5 Crosstown that is currently under construction, while a station at Old Weston Road and St Clair is soon to go under construction as well. Trains also currently stop at Bloor station, where an improved connection to Dundas West station on Bloor Line 2 is getting underway.
