A Zoning By-law Amendment application has been submitted to the City of Toronto for an assembly of properties on Zorra Street, just south of The Queensway in Etobicoke. Partway between Kipling and Islington avenues, Altree Developments is looking to replace five low-rise residential houses at 10 through 18 Zorra with a 29-storey/99.5 metre-high fully residential building containing 341 units.

Designed by Graziani + Corazza Architects, the development's unit mix is proposed to be made up of 11% studios, 39% one-bedrooms, 40% two-bedrooms, and 10% three-bedrooms. The proposal has a total GFA of 25,796m², and FSI of 11.52 on its site. There would be indoor amenity space on the ground floor, with an outdoor amenity space on the 7th floor atop the podium levels, with a barbecue, outdoor kitchen space, dining area, and lounge space with a fire pit.

The site is an assembly of the last single-family houses in the area south of The Queensway between Kipling and Islington avenues, an area that has had a few more single family homes but which has been mostly light industrial and commercial for years. Recent other redevelopment in the area includes The Tailor, a 10-storey condo under construction directly north of this site from Marlin Spring Developments, Thirty Six Zorra Condominiums from Altree and EllisDon Developments, a 35-storey condo also currently under construction to the south of this site, and the first two phases of Remington's IQ (Islington Queensway) community now built to the immediate east of this site in the 12 to 24-storey range.

Across the street to the southeast is the recently built Senator Marian Maloney Park, and to its south is a site of Remington's proposed third phase IQ condos, with three more towers in the 16 to 42-storey range. More condo towers are planned to the east of the park as the area continues to transform from industrial to residential and commercial. To the west of 10 Zorra is the Kipling-Queensway Mall site, for which there are conceptual redevelopment plans in the future, but no submission to the City yet.

Just over 200 metres to the south of 10 Zorra is the Gardiner Expressway, with nearby interchanges at Kipling and Islington avenues, while Highway 427 is just over 2 km further west. An 183-space, four-level underground garage is proposed for 10 Zorra with 162 spaces for residents and visitors, and 19 non-residential spaces. 268 bicycle parking spaces are also proposed, with 10 of them short term. 

The TTC serves The Queensway with a bus route between Sherway Gardens and Keele subway station, with connections to the Queen Streetcar. TTC buses also ply Kipling and Islington avenues, serving those stations on Bloor Line 2 to the north.
