Zoning By-Law Amendment and Site Plan Approval applications for a Tower-in-the-Park infill development has been submitted by MHBC Planning to the City of Toronto on behalf of site owner Better Living Homes, where there is currently is a 16-storey residential building at 126 Bellamy Road North, Scarborough. The site is approximately 200m north of the Eglinton GO Station, and around 155m north of Eglinton Avenue East. The proposed 8-storey residential infill building would include amenity space for residents of the current building as well.

Designed by MSAi, the new building would bring 182 residential new units to the site, 13% of which would be studios, 62% one-bedrooms, 15% two bedrooms, and 10% three-bedrooms. The infill would bring a total GFA of 36,573m² with an FSI of 2.92 across the site. The 752m² of amenity space on the ground and 5th floors in split into 367m² of it indoors and 385m² of it outdoors.

The proposal incorporates a green roof with pavers and drainage systems, plus outdoor amenity space with seating and a barbecue and dining area. With the new building fronting Grace Street, landscaping includes street trees and a public park to its east, along with a walkway into the site.

Bellamy Road North runs both south and east of the site, and access to the development would be from the east-west portion of Bellamy, with vehicular access being proposed from the existing two driveways. 99 new parking spaces would be provided; 56 spaces for residents, 36 for visitors, and 7 accessible parking spaces. These spaces would be in addition to the 148 spaces already available, for a total of 247 vehicular spaces, with an additional 14 spaces for motor vehicular parking. The site is required to include 137 bicycle parking spaces; 124 for residents and 13 for visitors. 

Surrounding the site, is a combination of low and mid-rise residential neighbourhoods. In the area you’ll find 1-2 storey detached dwellings, or 5-8 storey mid-rise co-op housing. There is also immediate access to commercial/retail plazas including grocery stores, restaurants, a dental centre, and other medical clinics. TTC buses ply Bellamy and Eglinton, while Eglinton GO Station on the Lakesoire East line is a short walk to the south.
