Toronto's Flemingdon Park neighbourhood could soon be seeing a brand new four-building residential infill project from Osmington Gerofsky Development Corp and WJ Properties. Proposed at the corner of St Dennis and Grenoble drives, 10 Grenoble would feature towers of 34, 42, 46, and 52 storeys, scattered among two existing rental buildings on the property.

WJ currently owns and maintains the two rental buildings that are currently on the property; 7 St Dennis Drive which is 17-storeys tall and houses 278 units, and 10 Grenoble Drive which also stands 17-storeys, but has 284 units.

Those buildings, arranged in a Tower-in-the-Park style on the site with copious landscaped areas and surface parking around them would remain in situ, while the four new buildings would be built on the under-utilized parts of the property.

In addition to the four towers, the proposal includes significantly upgraded outdoor spaces including a new public park, an off-leash dog area, a multi-use half court, a kids play area, and an outdoor fitness area. The new public park would separate the existing property into two distinct sites, and more addresses other than "10 Grenoble" would be employed across the properties.

At street level, the new buildings would offer multiple pedestrian mid-block connections and pathways featuring wide walkways, landscaped with colourful plantings.

 The new density is being proposed for the property because Flemingdon Park will be receiving a stop on the new Ontario Line rapid transit route which is just starting under construction, and will be also served by this time next year by Science Centre Station on Eglinton Line 5, which is soon wrapping up construction. The Ontario Line is being targeted for opening about 2030 with 15 stops stretching from Exhibition Place in the southwest to the Ontario Science Centre station, interchanging with Line 5. Flemingdon Park Station, designed by HDR Architects, will be located on the west side of Don Mills Road, north of Overlea Boulevard, and just to the southwest of this site.
