Originate Developments Inc has shared a concept design for a potential condo project located at 102-120 Earl Place and 561 Jarvis Street, in Toronto's Upper Jarvis area. It consists of a 58-storey, 690-unit mixed-use tower designed by Kirkor Architects, which would feature retail opportunities at its base. Not yet submitted to the City of Toronto as a completed design, locals are being given the chance to provide feedback before a more detailed submission is made.
Currently existing on the property at the northwest corner of Jarvis and Earl is a block of ten 1999-built three-storey condominium townhomes, while a three-storey rental apartment block is located at 561 Jarvis Street to the north. They would all be demolished to make way for the redevelopment, should it be approved. The City would require the replacement of the rental apartments within the new tower.
Immediately to the north of the site is a parking lot associated with a 20-storey rental apartment building at 10 Huntley Street, for which there is a planning application to replace the surface parking with a 29-storey residential tower.
The concept design for Jarvis and Earl offers a sleek glass tower dotted with offset balconies, accompanied by a base featuring warm-toned brick framing of windows, alternating with volumes of bright white powder-coated aluminum panelling. The lobby is marked out by a slanting ceiling with generous soffits offering shelter below the residential floors.
Where the podium steps back, outdoor amenity space is proposed.
Within the tower portion of the building, suites would range from one to three bedrooms. All east and west facing units would feature balconies, which would jut out at an angle, giving the tower a cheese grater-like appearance.
Equidistant from Yonge, Sherbourne, Bloor, and Wellesley, the development would be a short walk to three subway stations, while bike lanes are also nearby.
