New plans from Delmar Group submitted to the City of Toronto last week add another proposal to the list of projects striving to increase density on the Yonge Street corridor in North York.The proposed development, designed by ZO1 architects, is a 45-storey residential tower 146.1 m in height rising from a 5-storey podium. The site is currently occupied by houses at 18, 20, 22, 24, 26, and 28 Athabaska Avenue.

Tucked in 75 m east of Yonge Street and roughly 200 m south of Steeles Avenue East, the site is entirely surrounded by mostly 2-storey single family homes, suggesting a significant intensification of the area: Single family homes are found immediately to the north and east of the site, and across Athabaska Avenue to the south of it. One single family home exists to the immediate west at 16 Athabaska, while a surface parking lot separates it from low-rise, mostly commercial buildings along Yonge Street. 

The proposal results in a net floor space index (FSI) of 13.61 on the assembled lots. Applications for an Official Plan Amendment (OPA), Zoning Bylaw Amendment (ZBA), and Site Plan Approval (SPA) have been submitted, with the goal of changing the current neighbourhood designation to mixed-use area, citing guidelines from the Yonge Street North Secondary Plan that the proponents believe qualify the site as suitable for a tall building.

The proposal offers a Gross Floorspace Area (GFA) of 36,729m², and contains a total of 544 new dwelling units shared between the tower and the podium. 4 levels of underground parking are proposed to accommodate a total of 228 motor vehicle spaces, along with 375 bicycle spaces (and an additional 38 at grade) making up the 413 total bicycle spaces.

As for amenity space, the proposed development intends to provide a minimum of 4m² total amenity per dwelling unit, with engaging spaces planned for the 1st and 6th storeys adding up to the 2,256m² total. The ground floor amenities consist of an outdoor patio and a hybrid library-cowork zone, while the 6th floor takes things further. Taking advantage of the podium rooftop as well as first level of the tower, the 6th storey is occupied entirely by amenity space, with recreational facilities like an outdoor infinity pool, a kids play area, a fitness centre, and party rooms.

The tower steps back from the podium on all sides by measurements of 2m from the south elevation, 5m from the north, 9m on the east, and a little over 6m on the west, in an effort to create a more pedestrian scale at ground level. Moving up the tower, the continuous balconies utilize glass, concrete, and glazing in different ways to create a dynamic ‘shifting’ effect that defines the appearance of the building from all sides.
