The Pemberton Group has submitted Zoning By-law and Site Plan Approval applications to the City of Toronto for its 1.42 hectare site located it 849 Eglinton Avenue East in the Leaside neighbourhood of East York. The developer is proposing a redevelopment of the site with three buildings including a 32-storey residential mixed-use building, a 21-storey residential building, and a 6-storey office building – all designed by BDP Quadrangle – in addition to a new public park and private road.

The site is located on the south side of Eglinton east of Laird Drive. It currently contains one large building, that is occupied by a Mercedes-Benz car dealership and its associated surface parking. The dealership building is proposed to be taken down for the construction of the proposed development.

The proposal offers a total of 747 new residential units between the three towers, broken down into 26 studios (4%), 419 one-bedrooms (56%), 226 two-bedrooms (30%), and 73 three-bedrooms (10%). Of the total proposed 59,760m² of GFA, 10,562m² would be office space, 828m² would be retail, and 48,371m² would be residential, resulting in a net density of 5.1 times the area of the lot. The proposed buildings would also include a total of 3,114m² of shared amenity space, with 1,563m² proposed indoors, and 1,5501m² proposed outdoors.

Two new public streets are to be constructed to the west and east of the site, known as Don Avon Drive and Frederick Todd Way respectively, which will provide new north-south connections between Eglinton Avenue East and Vanderhoof Avenue. In addition to the two approved roads, a private road is proposed, which would connect Don Avon Drive and Frederick Todd Way and tie into private roads that are being constructed as part of the Upper East Village development which is currently under construction to the east, and which are also proposed through the redevelopment of 815 - 845 Eglinton Avenue East to the west.

The proposed public park would be the property of the City, amounting to 17.6% of the area of the site. Designed by Strybos Barron King, the 650m² park would form part of a new westerly property boundary, north of the proposed private road, having 30 metres of frontage on Don Avon Drive, and would tie into the proposed outdoor amenity area of the new development.

Two levels of parking are proposed under the new development, not to extend underneath the proposed public park. A total of 479 parking spaces are proposed, with a portion of the P1 parking level to be a commercially-operated parking garage with 98 commercial parking spaces and 10 visitor parking spaces. The remainder of P1 would consist of 105 parking spaces for office uses. Level P2 would be reserved for residents, and include a total of 266 parking spaces.

A total of 828 bicycle parking spaces are proposed. The bicycle parking spaces are provided on the ground floor within the three buildings, or exterior to the buildings within 30 metres of a pedestrian entrance and within P1.

The site is located along Crosstown Line 5 which should be operating by this time next year, approximately 160 metres east of Laird Station’s secondary entrance at the southeast corner of Eglinton and Laird. There is also a bus stop located in front of the property along Eglinton Avenue that is currently served by three bus routes.
