First Capital has submitted Zoning By-law and Site Plan Amendment applications to the City of Toronto for the redevelopment of an assembly of 13 properties at 34 through 70 Montgomery Avenue, at the corner with Duplex Avenue, and west of Yonge Street, in Midtown.

The site is currently occupied by a collection of low-rise two-storey semi-detached homes. The proposed development would replace these homes with a 24-storey mixed-use building inclusive of a six-storey base building that would feature contemporary architecture by RAW Design, offering an angled facade along Montgomery Avenue. It would contain approximately 21,392m² of residential gross floor area, and 525m² of non-residential gross floor area, resulting in a density of approximately 7.22 FSI on the site.

The residential lobby would face Duplex and Montgomery at the southwest corner of the site. Central to the ground floor would be an approximate 220m² private indoor amenity space, followed by a 525m² retail unit at the southeast corner of the site, fronting onto Montgomery Avenue. To the north of the lobby would be mail and parcel rooms, as well as equipment and servicing rooms.

The central amenity room would connect to an internal hallway, leading to a second private indoor amenity space that would be approximately 185m² in size at the northeast corner of the site, which would be contiguous with a 45m² outdoor amenity space.

The building would house 306 residential units. Podium levels 2 though 6 would be comprised exclusively of residential uses. Above the podium, the 7th Level would include an additional 220m² of indoor amenity space, contiguous with an 850m² outdoor rooftop amenity area. The remainder of Level 7, as well as the tower, would be comprised of residential units. The proposed unit mix is 51 studios (17%), 109 one-bedrooms (36%), 112 two-bedrooms (37%) and 34 three-bedrooms (11%).

Public realm improvements are proposed to the streetscape along both frontages, plus on a mid-block connection, have been designed by Thinc Design, and would be comprised of deciduous trees, unit pavers, and a bench at the corner of Duplex and Montgomery.

Vehicular parking for the site is proposed to be accommodated within a two-level underground garage, accessed via an east-west driveway along the north lot line. The proposal has 105 parking spaces for residents, 1 car share space, and 18 spaces for visitors. 348 bicycle parking spaces are also included, and are planned for the ground level. 

 To the immediate east of the site is Toronto Fire Station #134, which is listed in the City’s Heritage Register. The two-storey fire station was designed by J.J Woolnough, and was built in 1932. The property was heritage listed in 1983, and continues to operate as a Fire Station.

The site is approximately 350 metres, or a five-minute walk northwest of Eglinton station which currently is served by Yonge Line 1 and will soon also be served by the Crosstown Line 5, which should be operating within a year's time from now.
