In May, MGM Development Inc. submitted a revised application to the Town of Oakville for the development of a 28-storey/93.25 metre residential building located at 627 Lyons Lane, which overlooks the Sixteen Mile Creek south of the QEW/403 and is within walking distance of Oakville GO station.

A planning policy governing intensification called Livable Oakville allows developers 20 storeys as of right, with the bonus of floors above that number to be negotiated based on community benefits the developer is willing to provide. As this proposal is within a Designated Growth Area and Major Transit Station Area, the developer can argue that the increased height fulfills both municipal and provincial growth intentions by providing more homes for people and in conformity with the Regional Official Plan.

The property is 0.5 hectares in area. Currently on the property is a four-storey office building, which would be demolished in order to construct the proposed building. The proposed building would be 22,307m², resulting in an FSI of 4.46.

Designed by Kirkor Architects, terraces are proposed to wrap around the tower on each level above the ground floor, providing outdoor space for each unit. The terraces step back at level four, and again at levels five to eight, to create a slimmer tower.

The proposed building would contain a total of 295 residential units along with 295 parking spaces below grade. The proposed unit mix is 160 one-bedroom units (57%), 85 two-bedroom units (30%), and 36 three-bedroom units (13%).

The ground floor would contain 643m² of indoor amenity space, a garbage and recycling room, a short-term bicycle parking, lockers, a mail room, and a residential lobby. A separate entrance would be provided for access to bicycle parking, which would contain 281 spots.

Following a positive outcome from the Town's review process, a negotiation for Public Benefits would determine what the Town would seek for the bonus floors to finalize the building's zoning approval.
