In Scarborough, 2872136 Ontario Inc has submitted a Zoning By-law Amendment application to the City of Toronto for the redevelopment of 2823 Eglinton Avenue East with a 13-storey mixed-use, mid-rise building containing 169 residential rental units and retail at ground level.
Located at the southwest corner of Eglinton Avenue East and Oswego Road just east of Danforth Road, the site currently houses two buildings connected by their north building facades. The westerly building at 2827 Eglinton Avenue East is a single-storey commercial building, currently occupied by a mattress store fronting on Eglinton Avenue, and an auto detailing operation at its rear. The easterly building at 2829 Eglinton Avenue East is also a single-storey commercial building; it is currently vacant and was formerly a bar.
South of the building, abutting properties have low-rise homes on them. To the east and west along Eglinton Avenue is a mixture of low-rise residential and commercial buildings.
The proposed development is designed by IBI Group, and has a total gross floor area (GFA) of 15,770m², of which 14,850m² is residential GFA and 920m² is retail space. The resulting density would be approximately 5.61 FSI.
The building would contain 169 purpose-built rental residential units, including five two-storey townhomes along the Oswego Road frontage. The mix of residential unit types would include 86 one-bedroom units (51%), 64 two-bedroom units (38%), and 19 three-bedroom units (11%). All units are proposed to be rental units. Along the rest of the street frontage would be retail space, extending across the entirety of the Eglinton Avenue East frontage to the corner with Oswego Road. The retail space has been designed to wrap around the north and west portions of the ground floor.
The ground floor would also include the residential lobby immediately south of the retail space along Oswego Road, with pedestrian access from the Oswego Road sidewalk. The base building contains a mix of rental suites as well as interior amenity space on levels 2 and 3, including a bike storage room on level 2 with 115 resident spaces and 12 visitor spaces. On level 3, 338m² of interior amenity space would be adjacent to an outdoor amenity terrace of equal area at the southwest corner.
Vehicular parking is proposed within a one-level below-grade garage, accessed by a ramp located along the rear driveway, with 44 resident parking spaces, 10 visitor parking spaces, and 8 retail parking spaces. Two pick-up/drop-off parking spaces are proposed at ground level outside. Space for 8 bikes related to the retail are proposed to be located outdoors in front of the retail units along Eglinton Avenue East.
The site is nearby to six TTC bus routes, some of which travel to Kennedy subway and GO station located 1.6 kilometres west of the site. 950 metres to the east is Eglinton GO station. The Crosstown Line 5 will also be completed before this building could be built, and will operate westwards from Kennedy subway station. A proposed future extension of it eastwards could provide a stop at Danforth Road, approximately 200 metres west of the site.
