UrbanToronto's February UTPro New Development Report shows that, after two months of a flurry of major development applications at the end of 2021, developers began to return from a winter break in February, 2022. 

UT Pro is UT's premium database service that collects and reports information on development applications across the Greater Toronto Area.

​​​This UTPro New Development Report analyzes new development proposals for large projects submitted to the City of Toronto. (UrbanToronto defines a "large project" as anything larger than a typical detached home.) These numbers are for proposals only, and are subject to change at any time up until (and sometimes even after) completion. Due to the early stage of the development process, some documentation may be missing; the numbers for some components of the data might not add up in some cases.

In February, 2022, there were applications submitted for 14 large projects. A total of 14 new buildings, 1,963 dwelling units, and 1,116 parking spaces are proposed. If the new projects are built as planned, they would constitute approximately 163,583m² of Gross Floor Area of development, developed on 136,792m² of site area, giving a total FSI of 1.20.

To contextualize these numbers:

  • At 13.6 hectares, the total site area proposed is roughly the area of detached lots on Davisville Avenue from Mount Pleasant to Bayview. With a total FSI of 1.2 for all the projects, this is equivalent to all the proposals fitting into a 1- and 2-storey buildings along this stretch of road. 
  • The largest project proposed is 699 Lawrence West (designed by Core Architects for Midtown West Residences Ltd).

  • This is the second consecutive month where no new offices have been proposed in the city of Toronto. This is the first time this has happened since we began tracking these reports in January of 2020. This may reflect developers' long-term pessimism about trends for returning to work in the office.
