A Zoning By-law Amendment has been submitted to the City of Toronto to bring added density to a property along Yonge Street, on the path of the future Yonge subway extension to Richmond Hill. A 27-storey mixed-use condominium building has been proposed at 6125 Yonge Street by Mocon Group in Toronto's Newtonbrook neighbourhood. The site is located on the northeast corner of Yonge Street and Centre Street, just south of Steeles Avenue.
The site is comprised of two properties; that of 6125 Yonge Street and 10 Centre Street. 6125 Yonge Street is currently occupied by a one-storey commercial plaza, anchored by the popular Khorak Supermarket, in addition to some other small retail businesses. The ZAS Architects-designed 27-storey mixed-use residential and commercial building would be inclusive of a 4-storey podium, into which the supermarket move, with a new, improved space. A range of other retail space is also included, for a total of 3,199 m² of commercial area.
Of note is the design of the tower. From certain angles, it appears to be one tower, and from others, two, while at the corners and through its vertical mid-point the edges are randomly chipped away. The articulation and design of the centre of the tower is also meant to create the appearance of separation despite the tower functioning as one building. According to the planning rationale, this approach would bring interest through the site, and avoid the impact from a large building that functions as a visual barrier. The tower also features bright yellow accents across its facade, especially the podium levels, bringing a pop of colour to the development.
Floors 5 to 27 would include 391 condominium units in a mix of 25 studios, 269 one-bedrooms, 96 two-bedrooms, and one 3 bedroom suite. Residents would benefit from 783m² of amenities and services within the podium. There would also be 782 m² of outdoor amenity space on the second and sixth floors that would offer residents access to open air and sky views from two shared terraces. Balconies would provide private outdoor spaces for a majority of suites. A sizeable public park is located just east of the proposed development.
A total of 240 parking spaces are proposed, which includes 32 for commercial uses and 32 residential visitor spaces. 410 bicycle parking spaces are also included in the proposal. Access to the driveway is proposed from both Centre Street and Yonge Street. The site is served by buses on Yonge Street, but the 7.4km extension of the Yonge Subway north into York Region would have a stop at Steeles Avenue, while another planned stop at Cummer and Drewry avenues remains unconfirmed.
