Spotlight Developments and the Urban Capital Property Group have proposed a new mid-rise building to the City of Toronto on an assembly of 5 parcels of land addressed to 774 through 782 Marlee Avenue in the Glen Park neighbourhood. The application seeks both Official Plan and Zoning By-law amendments to move the project forward.
The site is currently occupied by 5 single-family dwellings which would be demolished in order to proceed with the development. The context of the site just south of Lawrence Avenue and a block west of Lawrence West subway station, is mainly mixed-use with commercial buildings to the north and mainly residential buildings to the east, south, and west. To the immediate west is a long, narrow paved parking lot for the next building to the north at 788 Marlee.
The proposal, dubbed Marlee Condos, is for a 12-storey residential building designed by RAW Design on a rectangular lot. The proposal has 301 residential units in a mix of 146 one-bedrooms, 29 one-plus-ones, 95 two-bedrooms (32%), and 31 three-bedrooms (10%). It has a proposed gross floor area of 19,085m² and includes indoor and outdoor amenity space as well as a 2-storey underground garage which would accommodate 179 vehicles.
On both the east and west sides, the building terraces back from the ninth floor upwards. The twelfth floor would be surmounted by a green roof, which is one of several sustainable features in the proposal. As the context is mainly low-rise residential, the developer argues in the Planning Rationale submitted to the City that the mid-rise nature of this proposal with its terraced upper floors is appropriate and is desirable for its context and would bring an array of new residential units to the neighbourhood.
Due to the site's proximity to Lawrence West station on TTC Line 1, the developers believe that the development would promote public transit use as well as promote active transit via local walking and bike paths. The site is also served by three bus routes including the 109 Ranee, 14 Glencairn, and 52 Lawrence West. Upon its completion, the Crosstown LRT would be just a two stop ride south of Lawrence West on Line 1.
