Lash Group of Companies has submitted Zoning By-law Amendment and Site Plan Approval applications to the City of Toronto for the next phase of the ME Living condo development at Markham and Ellesmere in Scarborough. These amendments would allow for a 34-storey mixed-use residential building at 1021 Markham Road which would replace the existing 1 to 2-storey commercial plaza and surface parking that currently occupies the northeast corner of Markham Road and Brimorton Drive.
Designed by Turner Fleischer Architects, the ME Living development consists of:
- Building A, 40 Meadowglen Place, 16-storey rental apartment (completed)
- Building B, ME Living, 28-storey condominium (completed)
- Building C, ME2, 28-storey condominium (under construction)
- Building D, Tricycle, 14-storey condominium (under construction)
- Building E, 15 Meadowglen Pl,16 stacked 3-storey townhomes (under construction)
- Building F, 25 Meadowglen Pl, 16 stacked 3-storey townhomes (under construction)
- Building G, (subject site) FOUR ME, 34-storey residential mixed-use building (pre-construction)
- New public street, Roman Abraham Blvd, east to west that connects to Markham Road
- New park located on north side of Brimorton Drive
- New 6 metre private driveway provided north and east sides of FOUR ME site that will have right in/right out access from Markham Road and Brimorton Drive
The Planning Rationale by Bousfields INC outlines that the Building G development wasn't included in the first proposal for the ME Living development because of commitments to the owners of the existing commercial site. This phase is to be marketed as FOUR ME.
The area surrounding the ME Living development site consists of:
- Commercial plazas with surface parking, located north of 1 & 2 Meadowglen Place
- Residential neighbourhood with low-rise, single-detached dwellings located east and south of site
- Chiropractic Clinic with surface parking (673 Brimorton Drive) located south of the site
- Apartment buildings, located west of site at 1050 Markham Road (19-storeys) and at 555 Brimorton Drive (15-storeys) and at 960 Markham Road (15-storeys)
- Hydro Corridor located south of the site
The proposed development has a 6-storey base featuring retail at grade snd on the second level, with a 28-storey residential tower above.
The total gross floor area of the development would be 31,184m² with a floor space index of 10.89. The proposed residential gross floor area would be 28,799m² and there would be 2,385m² of retail space. There would be 380 residential condo units, with 73 one-bedrooms (19%), 156 one-bedrooms + dens (41%), 133 two-bedrooms (35%), 18 two-bedrooms + dens (5%).
The 34-storey building would have indoor and outdoor amenity spaces for residents to use, located on the third and seventh floor of the building and would feature a green roof and an open area facing 1 & 2 Meadowglen Place. The total proposed indoor amenity space would be 1,068m². The total proposed outdoor amenity space would be 516m².
The proposed development would have a 6 metre-wide private driveway located on the north and east side of the site along with 2 right in/right out vehicular access points from Brimorton Drive and Markham Road. The building would have 6 levels of underground parking with 405 vehicular spaces and 311 bicycle spaces. One type G loading space and one type B loading space is proposed for the ground floor of the building. The site is served by the 95 Ellesmere bus, the 102 Markham Road bus, the 38 Highland Creek bus, and the 113 Neilson bus. Stops are located at Markham and Brimorton, right next to the site, and at Makrham and Ellesmere, a short walk north. The site is also a 7 minute drive to Highway 401.
