Core Development Group has submitted a Zoning By-law Amendment to the City of Toronto for a site along the Danforth east of Greektown. The amendments would allow for an increase in height, density, and site specific development standards for the assembled properties. The proposed Studio JCI-designed, 9-storey, L-shaped, mixed-use building would replace a church and funeral home currently occupying the sites at 1095 through 1111 Danforth Avenue. The site is located on the southeast corner with Byron Avenue, and is a block east of Donlands subway station.

Along Danforth Avenue the building typologies are primarily low-rises used for retail stores, restaurants, a gas station and variety stores with residential units on top. There are also a few mid-rise residential buildings close to the proposed site, such as a 9-storey condo located at 630 Greenwood Avenue and a 14-storey condo located at 145 Strathmore Boulevard. South of the proposed development is a residential neighbourhood consisting of 2-storey detached and semi-detached dwellings. The surrounding built form also includes a Toronto Fire Station located at Byron Avenue and Chatham Avenue, and the Oakvale Green Community Gardens abutting the fire station.

The planning rationale by MHBC Planning, states that the building would keep the facade of the funeral home to preserve the heritage of the site.

The landscaping for the site outlined in the planning rationale would use hardscaped decorative paving and softscape planting beds to help mitigate climate change and improve the appearance and balance of the site.

The total gross floor area of the development would be 13,131m² with a floor space index of 4.6. The proposed residential gross floor area would be 12,502m² and there would be 629m² of retail/commercial space. There would be 228 residential rental units, with 159 studios (70%), 13 two-bedrooms (6%), 15 three-bedrooms (6%), and 41 four-bedrooms (18%).

The purpose built rental building would have indoor and outdoor amenity spaces for residents to use, located on the rooftop, ground floor, second and third floor of the building. The total proposed indoor amenity space would be 739m² while the total proposed outdoor amenity space would be 777m².

The site would have 12 parking spaces located on the ground floor of the building, of which 2 spaces would be car share and 10 spaces would be visitor parking; no resident parking spaces are proposed. The building would have 1 loading space and 252 bicycle spaces located at grade, accessed from the back of the building through Byron Avenue with a one-way 6-metre-wide driveway. A sidewalk that goes around the building is proposed that would connect Byron Avenue and Danforth Avenue to the parking spaces at the back. The site is situated in close proximity and is a short walk to two TTC subway stations; about 4 minutes to Donlands and 6 minutes to Greenwood. The site is also served by Greenwood 31 buses about a 3 minute walk east, and night buses along the Danforth after the subway has stopped running.
