Across Marlee Avenue from where Chestnut Hill is preparing to build an 'Avenues' style mixed-use condo project they marketed as 'The Dylan,' the company is now proposing The Dylan 2 Condominium on the southeast corner of Glencairn and Marlee. Located in Toronto's Glen Park neighbourhood, Chestnut Hill is seeking both Official Plan and Zoning By-Law amendments to gain approval for this project.
The site for the Dylan 2 consists of five consolidated parcels of land, four of which are addressed to 805 through 813 Glencairn Avenue and the other at 529-543 Marlee Avenue. The lot is 2,443m² in area with 77.17m of frontage on Glencairn and 39.63m of frontage on Marlee. Currently, the site holds 4 residential dwellings and 1 single-storey plaza building, all of which would be demolished in order to proceed with this development. The Dylan 2 is proposed to be a larger-scale project than the original as the Dylan 2 is proposed to be 18-storeys taller than the Dylan.
North of the site , across Glencairn, there is a 3-storey mixed-use building and Wenderly Park, while further north remains mainly commercial. South of the site there are commercial, residential, and mixed-use buildings as well the high-rise York Condominium tower. To the east of the site is mainly low-rise residential. West of the site is where the first phase Dylan building is being built, which will be a 10-storey mixed-use building. Further west beyond it is an area of single-detached dwellings.
The Dylan 2 proposal is a 28-storey mixed-use building designed by Kirkor Architects and Planners. The building includes both a 3 and 6-storey podium which helps to integrate it into the surrounding context of the site. According to the renderings, the building would be panelled with 3 colours of metal cladding, a warm brown on podium floors giving way to being at the base of the tower, and eventually dissolving into white at its crown. The building would have a gross floor area of 21,017m² with 225m² of retail space at grade and 306 residential condo units above. This would include 612m² of indoor amenity space and 612m² of outdoor amenity space (mainly located on floors 1, 4 and 7) and 1,224m² of shared amenity space. The 306 suites are proposed in a mix of 2 live-work units at ground level (1%), 199 one-bedrooms (65%), 81 two-bedrooms (26%) and 24 three-bedrooms (8%). The City normally likes to see a minimum of 10% three bedroom suites.
The development would have four levels of underground parking accommodating 184 vehicle parking spaces and 307 bicycle parking spaces. The site is located only 200m west of Glencairn station, making it a short walk to the subway. The area is also serviced by TTC bus route 109 Ranee and 14 Glencairn. As of about a year from now, the Crosstown LRT will only be one stop south via the subway.
