A mixed-use development proposal has been submitted to the City of Toronto in the Bedford Park neighbourhood. The 9-storey, 36.55-metre-tall proposal from Starbank Developments is located at 1648 through 1670 Avenue Road north of its intersection with Lawrence Avenue West, and 403 through 407 Brookdale Avenue. Starbank has applied for both a Zoning By-Law Amendment and a Site Plan Application for this project.
The site consists of 7 properties that have been consolidated into a single ownership. The lot is 3,047.25m² in area and has 67.7m of frontage on Avenue Road and 29.6m of frontage on both Brookdale and Cranbrooke avenues to the north and south respectively. The west edge of the property borders on semi-detached houses on Brookdale Avenue and Brookdale Park to the south of them. Currently, the site is occupied by four commercial buildings, two residential dwellings, and a parking lot. Many of the commercial units and both of the residential dwellings are currently occupied.
The proposal consists of a 9-storey mixed-use building designed by BDP Quadrangle with 58 residential units (26 two-bedrooms and 32 three-bedrooms) plus commercial space on the ground level. Vehicular access would be through both Brookdale Avenue, which would provide access to the 2 storeys of underground parking with 87 spaces; 63 for residents, 12 for residential visitors, and 12 for retail use. 90 bicycle parking spaces are proposed; 76 for residents, 7 for residential visitors, and 7 for retail use. The development is also set to include 445m² of indoor amenity space and 500m² of outdoor amenity space.
The area is primarily serviced by the 61 Avenue Road bus route which, by the time the development could be complete, will feed into to the Crosstown LRT. Highway 401 is a short drive north.
