Another development has been proposed along Danforth Avenue between Main Street and Victoria Park subway stations in Toronto's East End. Tri-Metro Investments Inc has submitted an application to the City for the rezoning of the property located at 2721 Danforth Avenue, southeast of the intersection of Main Street and Danforth Avenue. The proposed development would bring two towers that would be connected by a podium.
The site is currently occupied by a big-box Canadian Tire store. It sits next to an expansive surface parking lot that is owned by the Canadian Tire Corporation, but the surface parking is not part of the proposed development site.
The mixed-use redevelopment of the store site is designed by RAW Design. It addresses Danforth Avenue with a mid-rise building which transitions to towers of 35 storeys/115.96m and 55 storeys/177.55 m. Retail and service commercial uses are proposed to be located along the Danforth Avenue frontage. The main entrances of the proposed building would all front onto the public road network which includes Guest Avenue along the east edge of the site.
The balconies of both towers seem to offer an irregular pattern that resembles tears in the facade.
A GFA of 75,330 m² is proposed for the development, with 390 m² of retail at grade. A total of 1,139 residential units are proposed in a mix of 77 studios, 611 one-bedrooms, 334 two-bedrooms, and 117 three-bedrooms. The north building would have 466 units, while the south would have 673. The proposal represents a gross density of 13.41 Floor Space Index. A total of 2,450m² of indoor amenity and 2,272m² of outdoor amenity space is proposed throughout the development.\
Vehicular access to the proposed development would be facilitated via an improved public road network that would provide enhanced north-south access to Danforth Avenue through an extension of the existing Guest Avenue to the east. Most of the parking for the proposal would be provided below grade, in a three level underground structure which would be accessed through a proposed private laneway. A total of 360 vehicular spaces and 1,141 bicycle spaces are proposed.
Pedestrian access to the site would be facilitated from the road network and through the addition of a 0.136 acre public park to the west of the site with a mid-block connection. The intent is for the parkland dedication to be consolidated with another eventual parkland dedication to the west to form a larger, central park feature in the centre of the overall development area. The public park is proposed on the west side of the site, facing what is currently the surface parking lot.
The site is walking distance from Main Street subway station and Danforth GO station, which are both within 250 metres. Multiple TTC surface routes also serve the subway station, making the site well connected to the city via transit.
