Royal Mimico Developments Limited has submitted a Zoning By-law amendment application to the City of Toronto for the redevelopment of 266 Royal York Road with a mixed-use development on the site. The proposed development would demolish the site’s existing low-rise, light industrial building and would introduce two new structures; a 37-storey condo building with ground level retail, and an 8-storey commercial building. Together they would provide new housing and employment opportunities steps from Mimico GO Station, which is a short distance to the north.

The site is an irregularly shaped piece of land, with an area of approximately 8,529m². It fronts on to Royal York Road and backs onto the CN Mimico rail yards, Metrolinx's Oakville subdivision which carries the Lakeshore West GO Train route and other VIA and Amtrak long distance traffic and some freight rail, and the Metrolinx Willowbrook Rail Maintenance Facility. A two-storey light industrial building previously occupied by Auralite Panel Products, which produced fibreglass products, currently sits vacant on the site.

Two IBI Group-designed buildings are proposed oriented in an L-shape configuration. The eastern mixed use parcel would consist of 50,430m² of residential uses which would equate to roughly 826 units and 869m² of retail with frontage along Royal York Road. The total Gross Floor Area (GFA) of the project would be 64,430m², and the total project density would be 7.55 times the lot area.

The residential component of the building would include 619 one-bedrooms (75%), 124 two-bedrooms (15%), and 83 three-bedrooms (10%). The western employment parcel, closest to the railway corridor, would have an 8-storey self storage facility with flexible rentable office space, intensifying the non-residential GFA on the site and diversifying employment opportunities with the small collection of Core Employment Areas on the west side of the block.

On the ground floor of the east building, 465m² of indoor amenity space would be provided contiguous to 350m² of outdoor amenity space. An additional 225m² of indoor amenity would be accommodated on level 12, adjacent to an amenity terrace of 1,110m² atop the podium.

A total of 58 visitor bicycle parking spaces would be accommodated within the ground floor, while 561 resident spaces would be located in the below-grade garage. The site would be accessed by a private driveway from Royal York Road that would connect to the ramp to the garage and two loading areas within the mixed use building, and to the self-storage building via a tunnel through the building to the rear of the site. The garage is proposed to provide 142 spaces for residents and 97 for visitors.

Besides the property being within a two-minute walking distance to Mimico GO station, TTC buses ply Royal York Road while the 501 streetcar plies Lake Shore Boulevard a bit to the south. The site is also located on a significant cycling route, and reasonable walking distance to stores, services, amenities, plus recreation uses along the waterfront.
