A development proposal has been submitted to city planners for the Jane and Finch area of Toronto for an 11-storey purpose-built rental apartment building on the southern portion of a Tower-in-the-Park site. Starlight Investments is applying for the rezoning of a property located at 2801 Jane Street which is currently occupied by a 17-storey rental apartment building with 234 rental units lot that was constructed in the late 1960s, its surface parking, and green space. The existing building covers approximately 8.5% of the 1.5-hectare property, and would be retained, while the proposed infill development would result in an overall lot coverage of approximately 24% with a total site density of approximately 2.64 times the area of the lot.
Designed by WZMH Architects, the proposed building has an L-shape, with a north-south portion oriented along Jane Street, and an east-west portion that occupies the southern portion of the site. The new building would result in a total of 221 new rental residential units, including 112 one-bedrooms (51%), 87 two-bedrooms (39%), and 22 three-bedrooms (10%). Each new unit would have either a private balcony or a terrace.
The majority of the ground floor would be occupied by residential units, facing south, north and east, each of which would have a private patio. The balance of the ground floor would be occupied by corridor and lobby space, loading and other functional elements of the building.
The proposed indoor amenity area is comprised of 442m² of space on the ground floor along Jane Street, and 9th floor, at the rear of the building. The proposal includes an identical 442m² of outdoor amenity space located adjacent to the indoor amenity space. Outdoor amenity space is also proposed on the roof of the 8th storey, in the form of an outdoor terrace.
The new building would be serviced by a driveway which would extend from the existing surface parking lot accessed by Yorkwoods Gate. The driveway would provide access to a drop-off circle at the rear of the new building. The existing ramp would remain in the same location, and provide access to an expanded underground garage. 120 parking spaces would be added to the garage, resulting in a total of 275 below-grade parking spaces. No changes are proposed to the existing surface parking lots. There would be a total of 364 parking spaces on the site upon development of the new building, with 329 for residents and 35 for visitors. 151 resident bicycle spaces would be located in the underground garage, while 16 visitor bicycle parking spaces would be located between the new and existing building.
The property to the east of the new driveway and drop off area would be landscaped and would include a seating area, new planting beds and shrubs, a paved pathway, as well as a new children’s play space, and exploratory garden.
The site is served by the Jane 35 bus. 750 metres to the north, the Jane stop on the Finch West LRT line is currently under construction. With an anticipated completion date in 2023, the Finch West LRT would be open long before this building could be built. It will operate along an 11-kilometre route between Humber College and Finch West subway station.
