This UTPro New Development Report analyzes new development proposals for large projects submitted to the City. (UrbanToronto defines a "large project" as anything larger than a typical detached home.) Before we dive into the numbers, however, some important caveats to keep in mind: these numbers are for proposals only, and they are subject to change at any time up until (and sometimes even after) completion. Also, due to the early stage of the development process, some documentation may be missing; the numbers for some components of the data might not add up in some cases.

In October, 2021, there were applications submitted for 15 large projects, proposing a total of 30 new buildings, with 5,940 dwelling units, and 3,489 parking spaces. If the new projects are built as proposed, they would constitute approximately 516,042m² of Gross Floor Area of development, developed on over 193,485m² of site area, giving a total FSI of 2.67. 

The projects range in height from 2 storeys (Ryerson University: Smart Campus Integration and Testing Hub) to 59 storeys (Starklands).

To contextualize these numbers:

  • 19.3 hectares (193,485m²) of site area is about the same area as a 3.2 kilometre stretch of road, with two 30-metre strips of land on each side. (Think about St Clair West from Yonge to Winona Drive.) With a total FSI of 2.67, this means that the 5,940 dwelling units, plus the 79,519m² of commercial and institutional GFA, can be built as 2- and 3-storey buildings along one strip of road, instead of across 9 wards throughout the city.

  • The 15 new applications for large projects this month was about the same as October, 2020 (16 applications), but much more than the average from 2015-2018 (about 3).
