Hazelview Investments has applied to the City of Toronto for the rezoning of 1265 Wilson Avenue, on the the south side of Wilson between Ridge Road and Petherhill Avenue in the Downsview area of North York. The rezoning application seeks permissions to redevelop the site with a 25-storey purpose-built rental apartment building.
The central portion of the site is currently occupied by a 4-storey apartment building, with a surface parking lot along the east and south sides of the site, and a landscaped area along the west lot line.
To the west of the site is a 4-storey apartment building with a 'Tower-in-the-Park' typology at 1277 Wilson Avenue. To the south of the site is a 3-storey office building, home of LiUNA Local 183, and various smaller tenants. To the east of the site is the access driveway to the Liuna Local 183, and to the north is WIlson Avenue.
The proposal, designed by Diamond Schmitt Architects, features a series of vertical steps stacked horizontally along the length of the site, that would serve to break down the massing. It starts with a 12-storey mid-rise building beside Wilson Avenue with a total height of 38.3 metres to the top of the main roof. The building steps back to 13-storey (41.3 metre), 11-storey (34.8 metre) and 6-storey (19.8 metre) building elements through the middle of the site, before rising to the 25-storey tower (total height of 84.79 metres) at the rear of the site.
A human-scaled street presence is proposed along Wilson Avenue and other frontages by providing enhanced landscaping, grade-related townhouse units, street trees, and a wide sidewalk zone.
The proposal has a total gross floor area of 43,928m², resulting in an FSI of 6.22. It contains a total of 570 new units, including 74 studios, 299 one-bedrooms, 123 two-bedrooms, and 67 three-bedrooms. Of these, 61 would be rental replacement units, including one studio, 31 one-bedrooms, and 29 two-bedrooms.
The building would contain two lobbies, connected by a large, 854m² indoor amenity area that would be directly accessible to outdoor amenity spaces on the east and west sides.
There would be a total of 2,194m² of amenity space, consisting of 907m² of outdoor amenity space, and 1,287m² of indoor amenity space. The interior amenity space is proposed to be located not only on the ground floor between the two lobbies, but also on level 13 of the mid-rise component of the building, contiguous with the rooftop outdoor amenity area above the 12-storey mid-rise portion of the building. The ground level amenity space would sit between two large landscaped areas, which are not included within the proposed amenity areas.
The entirety of the 1,060m² of outdoor amenity space is proposed on the roof of the 12-storey mid-rise building. The amenity features have been finalized, but spaces could include uses such as a pool, BBQ areas, a fitness centre, theatre, party room, and more.
A total of 477 parking spaces are proposed entirely within a 3-level underground garage. Of these, 58 spaces would be visitor parking and 419 spaces would be for residents. In terms of bicycle parking, 428 bicycle spaces are proposed in total; 388 long-term and 40 short-term. Bicycle parking for residents would be located on the P1 level, with short-term bicycle parking spaces accessible off the east private driveway, close to the south tower lobby.
The site has quick access to five bus routes that run along Wilson Avenue, including the 96 Wilson, 118 Thistledown, 119 Torbarrie, 165 Weston Rd North, and the 996 Wilson Express. Combined, these routes result in approximately 28 buses an hour that service the closest bus stop during peak periods – a bus about every 2 minutes. This frequent level of transit service provides very easy transit connections to Wilson Subway Station, which is approximately 3.5 kilometres or a 10-12 minute bus ride away.
