The City of Toronto has received a rezoning application seeking by-law amendments in order to permit redevelopment of a site located at 1837 Bayview Avenue. The proposed redevelopment is a 25-storey mixed-use building with 288 residential units along with ground level retail. The building is designed by IBI Group on behalf of the developer the Gupta Group

The proposed site is located on the southeast corner of Bayview Avenue and Broadway Avenue in the Leaside neighbourhood of Toronto. There are currently 5 single-detached homes on site, which would be demolished to make way for the redevelopment.

The site is located in a designated Mixed-Use Area as well as a Major Transit Station Area, and community centres, schools, shopping, and transportation are easily accessible from the site. The surrounding area is primarily a low density residential neighbourhood with some higher density apartment buildings along the arterial roads as well as retail stores and plazas. The future Leaside Crosstown LRT station is located a short 3-4 minute walk from the site and is scheduled to open in 2022, far in advance of future residents of this development moving in.

The proposal encompasses a total of 25 storeys, with an 8-storey podium and a 17-storey tower rising from it. The ground realm includes hardscaping, tree planting, and a 0.4m road widening on the Bayview Avenue frontage of the property as requested by City Staff. Ground level retail units fit with the surrounding context of retail units on Bayview Avenue and help to further intensity this area. The planning consultants for this project, the Goldberg Group, have sought zoning by-law changes for the site arguing that the existing by-laws result in under-utilization of this site, whereas the proposed changes would be in line with both provincial policies as well as support the goals in the City of Toronto's Official Plan.

The 288 suites are proposed in a mix of 45 studios (16%), 172 one-bedrooms (60%), 43 two-bedrooms (15%), and 28 three-bedrooms (10%). There are a total of 91 vehicular parking spaces proposed as well as 306 bicycle parking spaces, with all of the vehicular parking spaces found in an underground garage. Bicycle parking will be found in the underground garage on level P1 as well as on the ground level.

595m² of indoor and 598m² of outdoor amenity space is proposed for a total amenity space of 1,193m². The gross floor area of the proposal is 18,164m², with 256m² being non-residential GFA. The Floor Space Index is 8.7.
