UrbanToronto is excited to present the UTPro New Development Report for July, 2021. UTPro is our new premium database service that organizes, standardizes, and visualizes information from the City of Toronto's development applications. It will be launching to the public this fall. 

The UTPro New Development Report analyzes new development proposals for large projects submitted to the City. (UrbanToronto defines a "large project" as anything larger than a typical detached home.) Before we dive into the numbers, however, some important caveats to keep in mind: these numbers are for proposals only, and they are subject to change at any time up until (and sometimes even after) completion. Also, due to the early stage of the development process, some documentation may be missing; the numbers for some components of the data might not add up in some cases.

In July 2021, the applications for 26 large projects, proposing a total of 51 buildings, with 11,894 dwelling units, and 6,894 parking spaces. If the new projects are built as proposed, they would constitute approximately 920,681m² of Gross Floor Area of development, over 252,260m² of site area, giving a total FSI of 3.65.

To contextualize these numbers: 

  • 25.2 hectares (252,260m²) of site area is equivalent to about a two-block radius around a suburban intersection. With a total FSI of 3.65, this means that the entire 11,894 units can be built as 3- and 4-storey buildings covering a small area the size of Yorkdale Mall.   
  • The tallest proposal is 150 Eglinton East (developed by Madison Group), two towers at 52- and 49-storeys tall. The project proposing the most GFA is 43 Junction, a 6-building community with a GFA of 133,000m² developed by Diamond Corp.

  • There were almost twice as many new project proposals in July 2021 than there were in any previous July going back to 2015. ​
