A 35-storey residential tower southwest of the corner of Eglinton Avenue East and Mt Pleasant Road in Midtown Toronto could replace a row of townhouses while overshadowing a school and playground directly behind.
In August, Menkes submitted Zoning By-law Amendment and Site Plan Approval applications to the City of Toronto for the properties at 61 through 75 Brownlow Avenue to facilitate the redevelopment of the site with a 35-storey residential tower inclusive of a five-storey podium. Menkes is now seeking Draft Plan of Condominium Approval for the site to implement the proposed development.
The 1,700 m² subject site is located on the east side of Brownlow Avenue, one property south of Eglinton Avenue East. Currently, it is occupied by a row of eight (8) townhouse units with front surface parking areas and front integral garages. Abutting the site to the north is Eglinton Junior Public School, and to the west across Brownlow is a block of three-storey townhouses. To the east is a single-storey commercial plaza which is currently the subject of a development application for another 35-storey mixed-use tower.
If approved, the existing townhouse block would be demolished and replaced with a 35-storey residential tower with a five-storey podium.
Turner Fleischer Architects’ redesign of the site consists of a total of 25,534m² of residential gross floor area (GFA), with a total Floor Space Index (FSI) of 15.02.
The residential lobby for the tower would be accessed from the Brownlow Avenue frontage. Five 2-storey townhouse units would line the south elevation and southwestern corner, with both private entrances and entrances from an internal hallway. The balance of the ground floor includes drop off area, mail/parcel room, moving room, and services. Back of house operations are internalized and not visible from the street or sidewalk.
The 384 dwelling units are proposed in a mix of 282 one-bedroom (73%), 61 two-bedroom (16 %) and 41 three-bedroom (11%) units.
A total of 390m² of indoor amenity space is provided for residents of the building, primarily situated on the 6th floor, with a ‘spa’ and pet relief area on the ground floor. A nearly equal amount of outdoor amenity space is proposed on a south facing rooftop terrace adjacent to the 6th floor space, with a narrow 80 m² space at grade. Two levels of below grade garage would provide 69 vehicle parking spaces along with a total of 346 bicycle parking spaces.
