Populated largely by low-rise office, warehouse, and industrial uses, Toronto's Yorkdale neighbourhood is ripe for intensification, with several projects currently in the pipeline. The latest proposal for the area is a submission to the City that seeks a Zoning By-law Amendment to permit a medium-density condo development to 3280 Dufferin Street and 12-16 Orfus Road.
Proposed by Topfar Developments, the submission is for a building with wings of 8 and 14 storeys and a maximum height of 50.4 metres on the 5,115 m² L-shaped property on the northwest corner of Dufferin and Orfus. The site is currently home to a plaza containing two restaurants and parking along Dufferin, and a two-storey commercial building home to a mechanic and car wash.
The IBI Group-designed proposal has a total gross floor area (GFA) of 28,892 m², 99% of it dedicated to residential space, along with a small retail component of 246 m². There are 352 condo units proposed in a mix of 265 one-bedrooms, 52 two-bedrooms, and 35 three-bedrooms. They are accompanied by a total of 1,347 m² of amenities, split between 659 m² of indoor and 688 m² of outdoor spaces.
Parking is planned within a two-level underground garage, accessed via a private laneway off Orfus Road. The garage would have 209 parking spaces, with 146 dedicated to resident's use, 35 for residential visitors, and 25 serving patrons of the retail component.
