Proximity to Glencairn subway station has primed Toronto's Marlee Avenue for a surge in mid-rise residential developments. Among the latest proposed in the area is an application at 412 Marlee Avenue, between Viewmount Avenue and Hillmount Avenue, and just two blocks south and west of Glencairn subway station. Initially submitted to the City in April, 2020, the application was revised in December, 2020. Rezoning—and now an Official Plan Amendment—are required to permit the 10-storey condominium development in its current form.

Proposed by Altree Developments, the submission outlines plans for a Graziani + Corazza Architects-designed building with a total gross floor area (GFA) of 13,503 m², and a height of 36 metres to the top of a double-height mechanical penthouse level. The mid-rise massing would create a strong streetwall beside Marlee, while transitioning down to a four-storey townhome component at the west edge of the site to meet the established low-rise conditions adjacent to the site. Similarly, step-backs at the south end of the building transition down to the height of an apparent holdout house at 410 Marlee Avenue.

The majority of the GFA is planned as residential, at 13,403 m², with the remaining 100 m² dedicated to street-fronting retail. The residential GFA would consist of 190 condominium units and three rental replacement units in a mix of 15 studios, 94 one-bedrooms, 63 two-bedrooms, and 18 three-bedroom units. Residences would be concentrated on levels 1 through 9, while the uppermost level is proposed to contain a mix of amenity spaces, with a 218 m² indoor amenity connecting with a 380 m² outdoor terrace. Additional amenities are planned for the ground floor, spanning 162 m².

A two-level underground garage is proposed with 115 parking stalls, 93 for residents and 17 for visitors. There are also 190 bicycle parking spaces proposed, housed both on underground levels as well as at grade.

Under Toronto's Official Plan, the majority of the site is designated Mixed-Use, in line with the developing corridor of medium-density buildings planned on Marlee. Though previously not included in the land assembly when the project was initially submitted, 285 Hillmount Avenue now incorporated into the plan sits on land which is designated as Neighbourhoods. The Official Plan Amendment application seeks to re-designate that property to Mixed-Use designation in order to develop the entire property as proposed.
