A March, 2021 application submitted to the City of Toronto seeks an Official Plan Amendment and rezoning to permit a seven-building redevelopment at 172 Finch Avenue West in Willowdale. Located on the northeast corner of Finch and Grantbrook Street, partway between Bathurst and Yonge streets, the application from Eastway International Inc would bring mid-rise residential buildings designed by TAES Architect Inc. to the site. Before Eastway bought the property, the City refused the previous proposal on the site before it was settled at the OMB in 2016.
A heritage-designated house onsite would be retained and relocated to live on within the new buildings, while a mix of occupied and vacant homes would be demolished to make way for redevelopment. The application calls for seven buildings rising 3, 4, 6, and 11 storeys, the tallest on Finch Avenue being 39 metres high.
A total gross floor area (GFA) of 49,331 m² is proposed, the vast majority—48,905 m²—being residential space spread across all buildings, while 426 m² of retail space is planned at ground level in the Finch-fronting building. The residential component includes 495 condominium units, proposed in a mix of 279 one-bedrooms, 162 two-bedrooms, and 54 three and three+ bedroom units.
A new public road would be built into the site running from Finch to Hendon Avenue, while a pair of private roads would serve the site interior. Some of the buildings would front on Grantbrook Street to the west, and Hendon Avenue to the north. Of the 495 residential units, 12 would be townhomes. The relocated heritage building would feature adjacent outdoor amenity space.
The community is proposed with 522 parking spaces, with 457 housed in a single-level underground garage, and 65 found along the surface roads. 428 of the spaces are reserved for residents, with 74 for residential visitors, and 4 spaces serving the retail.
