A rezoning application was submitted to the City of Toronto in early April by Altree Developments who are planning a mid-rise residential development at 54 Glen Everest Road in Scarborough, adjacent to Danforth Avenue's eastern terminus at Kingston Road. The proposed 12-storey, Kohn Partnership Architects-designed building would bring new density to the site with condominium units, while also replacing the rental units found on the site currently.
The building would rise 42.78 metres high with frontages along Kingston Road and Glen Everest Road, replacing a trio of low-rise rental apartment buildings. The redevelopment calls for a gross floor area of 31,410 m², entirely dedicated to residential space. The building would contain 359 condominium units along with 68 rental replacement units for a total of 427 residential units. These are planned in a mix of 8 studio units, 212 one-bedrooms, 163 two-bedrooms, and 44 three-bedrooms.
Responding to the unique site shape formed by the off-parallel alignment of Kingston and Glen Everest, the building would feature two converging massings, with a taller streetwall over Kingston Road and a terraced southeast side facing Glen Everest. Aside from the irregular site shape, the terraced mid-rise massing follows cues of similar completed, under cosntruction, and approved developments in the neighbourhoods to the east and west of the site along Kingston Road.
The building is proposed with parking both above-grade garage containing 174 parking spaces, and a 2.5-level underground garage housing another 181 spaces for a total of 355. Of the total, 311 are for residents, 42 for visitors, and 2 for institutional use.
