As the redevelopment of the Galleria Shopping Centre site presses through its early stages at Dupont and Dufferin streets in Toronto's West End, new details continue to emerge about the upcoming third phase of ELAD Canada's master-planned Galleria on the Park community. Following on the heels of the now under-construction Galleria 01 & 02, marketing is kicking into gear for the community's 31-storey Hariri Pontarini Architects-designed third phase tower, known simply as Galleria III. The third phase was announced in September, and new project details have been gradually released over the months since. Most recently, we took a look at the project's public realm and its array of amenities, and now we're back for a look at some of the suites themselves.

Incentives are currently being offered for two-bedroom and three-bedroom suites in the building that include two years of free maintenance (savings of up to $20,000) and a special deposit structure offering 5% in 30 days; 5% December 1, 2021, 5% in 550 days, and 5% on occupancy.

ELAD has released floor plans for some of the multi-bedroom family-oriented suites that will are eligible for the incentives.

We start by looking at a 746 ft² two-bedroom, two-bathroom unit available on levels 4 through 31 (with the exception of level 8). This efficient layout includes a central kitchen/dining/living area flanked by a master bedroom with ensuite on one side, and a second bedroom and bathroom on the other. A 43 ft² balcony projecting from the south side of the building offers residents their own private slice of the building's curvaceous architecture.

Stepping up in area, the 843 ft² two-bedroom two-bathroom layout seen below occupies one of the building's three rounded corners at the southwest corner. Within the curved corner of the suite is a spacious living/kitchen/dining room connecting with a master bedroom with ensuite and a second bedroom. The suite's outdoor spaces vary depending on the floor, with layouts on levels 4 through 7 to feature a 43 ft² balcony, and suites on floors 9 through 31 to have 87 ft² terraces.

An even larger two-bedroom, two-bathroom layout of 1,046 ft², occupies the northwest corner of the building with suites on levels 9 and 10. The layout is an enlarged near mirror image of the preceding suite, but roomier, and boasting an 85 ft balcony with north exposure.

The largest in this group is a three-bedroom+den suite offering two bathrooms, and 1,110 ft² in area. Found on levels 9 and 10, this layout includes twin balconies that add up to 158 ft² of outdoor living space with north exposure.
