About 40 months into construction activity at the Toronto waterfront site, Menkes Developments' revitalization of the LCBO lands shows new results every time we check in. Work on the mixed-use complex, dubbed Sugar Wharf in a nod to the Redpath sugar refinery across Queens Quay, started at the site's southeast corner at the end of 2017 with an office tower at 100 Queens Quay East. By mid-2018, work started on the complex's first pair of condos, dubbed Sugar Wharf Condos Phase 1.
Now as work advances into early 2021, the 25-storey, B+H Architects-designed office tower is pushing through its late stages of work, having topped out 117.34 metres high last summer. Dark curtainwall glazing now stretches all the way to the tower's roofline, leaving just the vertical strip to clad where the construction hoists were.
Menkes' official webpage for the project notes that 100 Queens Quay is now approximately 55% pre-leased, with approximately 281,000 ft² of office space and 52,000 ft² of retail space available. The doors of the building are targeted to open later this year.
To the north, the Phase 1 condo towers designed by architectsAlliance will soon have a skyline presence.
The southeast tower, set to rise 64 storeys to a height of 218 metres, has been clear of its podium levels for a few months now. Forming of the tower's approximately baseball diamond-shaped footprint continues, with the fourth of these tower floors now being formed.
Immediately northwest of the shorter tower, the taller 70-storey, 230 metre-tall tower's floor-plates have recently emerged above a much larger podium that towers over Lake Shore Boulevard and the Gardiner Expressway. While even taller towers are planned next door as part of Phase 2, the first phase's north tower would hold the distinction of being Toronto's tenth-tallest building if completed today.
As crews develop a rhythm of forming repeating tower floor layouts, the rise of these two buildings will become more rapid over the coming months.
Also ongoing is the continued installation of cladding materials. Enclosing the podium levels is a bird-friendly curtainwall with reflective glazing to be capped in pre-finished vertical aluminum fins, while the north elevation has a window wall glazing system which will be partially obscured behind balconies finished in laminated glass guard rails. A different window wall system that features vertical piers of black aluminum and louvre vents, seen partially shaded at centre of the photo below, has been applied to the north end of the west elevation.
