Revisions have been made to a development proposal in Toronto’s Danforth Village neighbourhood. Originally submitted to the City in November, 2019, a Zoning By-law Amendment application was resubmitted by Carlyle Communities and Slate Asset Management in January, 2021 with changes in the plan for a proposed new mixed-use complex at 6 Dawes Road.

Currently a self-storage facility located southeast of the Main and Danforth intersection, the BDP Quadrangle-designed proposal was initially planned to consist of three residential towers of 40, 46, and 49 storeys, while a city-run community centre and integrated entrance to the adjacent Danforth GO station were planned in the podium.

The revised plan now proposes four residential towers of 19, 37, 44, and 46 storeys, while the community centre was removed from the proposal at the request of the City, and the integrated GO station entrance was removed due to the lack of agreement with Metrolinx on how to proceed in a mutually beneficial manner.

The original proposal had a total gross floor area (GFA), of 123,652 . The revised proposal has a GFA of 128,387 , with 91,928 being residential. The proposal originally would have consisted of 1,425 residential units being spread amongst the 3 towers, of which 1,033 were condominium units and 392 were rental units. The new proposal has the residential units increasing slightly to 1,467, of which 1,274 are condominium units and 193 are rental units. The unit mix is proposed as 122 studios, 905 one-bedrooms, 294 two-bedrooms, and 146 three-bedrooms.

In the original plan, the non-residential 5,233 was to be the 6-storey community centre located at the east end of the site. The community centre would have replaced the pre-existing Main Square Community Centre which is located adjacent to the site. In place of the community centre, the applicant has investigated a variety of other non-residential uses to be located on the lower floors of the podium—due to the site’s proximity to the rail corridor, there are limitations on the types of permitted non-residential uses: uses such as office or studio space are prohibited. Therefore, the applicant has proposed a self-storage facility as an appropriate non-residential use for the east block podium, taking the remaining 5,537 m² in the new plan.

 

The revised proposal includes 351 above-ground parking spaces, 303 for residents, 44 for their visitors, and 13 for the self-storage facility users. A POPS (Privately Owned Publicly accessible Space) is planned to improve connectivity to the Danforth GO at the east end of the site.
