In October, 2020, NJS Capital submitted a Site Plan Approval application and Rental Housing Demolition and Conversion application to the City of Toronto seeking permissions for an 11-storey apartment development at 147 Vaughan Road. If successful, it would bring 83 new rentals via mid-rise intensification to the city's Humewood neighbourhood.

The site is located on the east side of Vaughan Road, approximately 300 metres north of St Clair Avenue West.

The site is rectangular in shape with an area of 961 m² (frontage of 24.4m on Vaughan Road, depth of 39.2m). It is currently occupied by two 3-storey apartment buildings, which contain a total of 20 rental dwellings. The owner is proposing to demolish the two existing buildings and construct a new 11-storey building comprising 83 residential rental dwelling units, inclusive of 20 units rental replacement units and 63 additional market rental units. The proposed development contains a total gross floor area of 5,411 m², resulting in a density of 5.63 times the area of the lot.

The new IBI-Group-designed building is 33.1 metres high, its built form fitting within a 45-degree angular plane taken from the opposite side of Vaughan Road. At 11 storeys, the proposed development is scaled to fit into its surroundings. While the context is generally low-rise, there are a number of taller buildings in the area, in the range of up to 23 storeys, including a 12-storey residential building adjacent (to the north) and a long 13-storey apartment building immediately to the rear (to the east).

The entry vestibule and active areas—outdoor and indoor amenity spaces, including exercise and party rooms—will occupy the front of the building facing onto Vaughan Road, with the loading area and ramp to the underground parking off the existing laneway at the rear. The floor plan calls for 8-10 units per typical floor, surrounding a central elevator core. The building includes increasing step backs at the 7th level, resulting in a 4-unit layout on the uppermost floor. The material palette includes a sand-coloured brick, glass and spandrel glazing panel, and grey/silver metal panel with aluminum accents.

The project is proposed to contain 18 resident parking spaces located below grade, and 78 bicycle spaces. As part of the development application, a widening on Vaughan Road and a lane widening to the rear are proposed.
