A mid-September application submitted to the City of Toronto seeks Zoning By-law Amendments to permit a 35-storey mixed-use condominium tower at 350 Bloor Street West, above Spadina subway station in The Annex. The project aims to bring a major injection of density to the Spadina and Bloor intersection along with a new subway entrance, replacing three- and six-storey buildings that currently occupy the site.
Designed by IBI Group, the proposal from Starbank Development calls for a 35-storey tower rising 118 metres to the top of the mechanical penthouse, with a total gross floor area (GFA) of 36,357 m², which would include 2,964 m² of retail space, 4,497 m² of office space, a three-storey ‘urban living room’ measuring 389 m², and a 116 m² subway connection. The majority of the GFA would be dedicated to residential space, planned at 28,391 m².
A three-storey podium is planned to contain retail spaces on the ground floor and concourse level, and two floors of office uses above. The ground floor would also be home to a residential lobby and the "urban living room," a POPS (Privately-Owned Publicly-accessible Space) described in planning documents as "the ‘crossroads’ of the building, connecting all of the proposed uses."
A total of 404 residential units are proposed, including 380 condominium units and 24 rental replacement units. The rental replacement units are planned with eight each of bachelors, one, and two-bedroom layouts. The condo units are planned in a mix of 26 studios, 198 one-bedrooms, 117 two-bedrooms, and 39 three-bedrooms. Of the new units, 41% are planned with family-sized two or three-bedroom layouts.
Parking for the development is proposed on three underground levels, to exist below a retail concourse level for a total of four underground levels. A total of 141 parking spaces are planned in a mix of 68 residential and 68 non-residential spaces, along with five car-share spaces. 444 bicycle parking spaces are also proposed on the garage and mezzanine levels, with 379 residential long-term spaces and 65 visitor spaces.
