A triangular-shaped brownfield site on Old Weston Road just south of St Clair Avenue West in Toronto's Carleton Village area has been targeted for intensification by i-Squared Developments. Plans submitted by the company this summer detail a 29-storey residential tower featuring a design from TACT Architecture.
290 Old Weston Road is bounded by Delta Bingo to the north and the CP rail corridor to the west, with partial frontage onto Old Weston Road to the east between existing rows of semi-detached houses. The property was formerly occupied by Cadet Cleaners in an industrial structure that has since been demolished.
The proposal is oriented towards the northwest area of the site to accommodate an extension of Davenport Road from its current western terminus at Old Weston Road to a new intersection at St Clair. Pictured in the site plan below, temporary access from Old Weston Road will be provided when the project is complete, with the access redirected to Davenport once the extension is built.
The 98.55-metre-tall building consists of a six-storey podium and a 23-storey tower element located along the northern edge of the footprint. The 23,509 m² development contains 4,643 m² of office space in the podium, which also contains amenity spaces on the ground floor and residences on floors five and six. No retail component is currently proposed.
The building location and design creates a street wall along the new Davenport extension and also provides for a 205 m² privately-owned publicly-accessible space (POPS) along Old Weston Road, beside the existing semi-detached homes.
The 277-unit development contains 18 studios, 187 one-bedrooms, 48 two-bedrooms, and 24 three-bedrooms. A total of 1,108 m² of amenity spaces are planned, divided evenly between indoor and outdoor spaces.
Three levels of underground parking will host the majority of the 157 vehicular parking spaces, with 10 car-share spaces to be located on the surface. 266 long-term and 57 short-term bicycle parking spaces are also proposed.
