A numbered Ontario company has submitted a revised proposal for 1326-1328 Wilson Avenue in the hopes of reaching a settlement with the City. Official Plan and Zoning By-law Amendment applications were submitted by a previous owner in 2016, but the City failed to respond to the applications in time, leading to the active case file currently before the Local Planning Appeal Tribunal (LPAT).

8570442 Canada Inc. are the new owners of the property, which is located on the north side of Wilson Avenue approximately halfway between Jane and Keele Streets. Also located about 400 metres west of Humber River Hospital, the site is currently vacant, and is situated between a low-rise apartment building and two residential bungalows, the latter targeted for redevelopment in the form of another mid-rise residential project.

The applications from 2016 sought permission for a 10-storey, 95-unit residential development containing approximately 1,500 m² of commercial, retail, and medical offices. Three levels of underground parking, accessed from Wilson Avenue, were also proposed.

The updated scheme designed by Tregebov Cogan Architects maintains the proposed 10-storey height but reduces the number of units to 65. The proposed units are comprised of 38 one-bedrooms, 16 two-bedrooms, and 11 three-bedrooms. The 9,525 m² project includes a four-storey, 3,727 m² podium containing medical office and commercial uses.

Access to the building's 115-space parking garage would be provided by a driveway shared with the adjacent planned development at 1304-1308 Wilson. A bicycle parking supply of 65 spaces would also be provided.

To be located at grade, indoor and outdoor amenity areas total 371 m². The project's landscape design, including plantings, street furniture, and public realm materials, would be coordinated with the adjacent proposal.
