Updated plans have been submitted to the City of Toronto seeking Zoning By-law Amendments and Site Plan Approval to permit the development of the Glenhill Condominiums, a 9-storey mixed-use project and a public park at 2788 Bathurst Street, on the southwest corner with Glencairn Avenue.
Proposed by Lanterra Developments and designed by IBI Group, the mid-rise project would occupy a ground floor area of 6,325 m² and contributes residential units, hotel suites, and retail space at grade on the site of an existing 4-storey office building (at 2788 Bathurst) and a single-family home at 515 Glencairn Avenue.
A total of 113 residential units make up the development, comprised of 14 one-bedrooms, 78 two-bedrooms (including three townhouses), and 21 three-bedrooms. Approximately 2,500 m² of ground floor area will be dedicated for hotel use, containing nine rooms on the ground floor and an additional 13 rooms on the mezzanine level. Roughly 830 m² will be allocated as retail space on the ground floor as well, contributing to the public realm surrounding the site.
Since our previous coverage of the project, the proponents have made some key design changes to the proposed building layout. In the current plans, an internal pick-up / drop-off roundabout will service the building’s main entrance, accessed from Glencairn at the north end of the site. Two retail spaces are proposed at the northwest and northeast corners of the building along Glencairn. Along Bathurst Street, the building’s main frontage, outward facing hotel units, residential units, building and retail entrances are proposed to animate the ground realm.
The most recent drawings and project renderings reveal a combination of light coloured materials for the building’s overall facade. At ground level, oversized glass canopy windows will decorate the street frontages, framed with metal supports and metal slab edge covers. Storeys two to four will contain a similar elongated geometry of glazing and limestone-coloured precast concrete framing, with inset balconies facing out onto the street. Storeys five through eight are slightly stepped back, inverting the building’s facade to include asymmetrical balconies that protrude from the main walls. A mixture of vision glass, precast concrete, and glass railing balustrade will characterize this level, with the remaining three levels above (atop which the mechanical penthouse is contained) being clad predominantly of vision glass.
A result of the City’s parkland dedication requirements, a 15.3 metre-wide linear open green space will run from Glencairn Avenue to Hillmount Avenue along the property’s western edge. The building’s three townhouse units proposed as part fo the project will front the park, with condominium units above stepping back slightly to overlook the space. The park as well as the project’s overall landscape plan is being prepared by the Toronto-based MBTW Group.
The project proposes 222 parking spaces for residents, hotel guests, and visitors over three underground parking levels. An additional 113 bicycle parking spaces will be located in both the parking levels and in the public realm at grade for residents and visitors. The project represents an important push to increase density in the immediate vicinity, located at a busy pedestrian intersection with a lot of retail potential, and about a kilometre from the underused Glencairn Station.
