A resubmitted Site Plan Approval application to the City of Toronto for a 25-storey residential building in Yorkville depicts alterations to Giannone Petricone's design. Put forth by Menkes Developments in 2016, the proposal for 771 Yonge Street was substantially revised in late 2019 and continues to undergo refinement.
The corner of Yonge and Asquith Avenue, immediately south of the Toronto Reference Library, is currently occupied by an 1872-built three-storey commercial building. Heritage specialists GBCA Architects have submitted a plan to rehabilitate and integrate the building into the 25-storey volume above. The 19th century building would host 272.30 m² of retail space.
The height of the 85-metre-tall building remains unchanged. Comprised mainly of a window wall skin, the project would also employ rows of balconies surrounded by a rigid pre-finished metal panel frame, previously envisioned as curved embellishments.
An adjustment of the upper floor plate unit layout has altered the total unit count and mix. The previous plan called for 136 condominiums, with the updated scheme now providing 202 units. A total of 64 studios, 55 one-bedrooms, 62 two-bedrooms, and 21 three-bedrooms are proposed.
Two underground parking levels would contain 23 vehicular spaces. Storage rooms below grade and on the second level provide 204 spaces for bicycles.
A full floor of amenity space is planned on the third floor, extending to an outdoor space between the tower and the heritage component.
