An application submitted to the City of Toronto earlier this month seeks an Official Plan Amendment, rezoning, and Site Plan Approval to permit a new mid-rise condominium development at 3150 Eglinton Avenue East, at the northwest corner with Beachell Street near Markham Road in Scarborough. The proposal from developer North Atlantic Star calls for a 12-storey, Options Architects-designed building to rise from the current site of a low-rise retail plaza and surface parking lot.
The building would rise 40.7 metres and have a total gross floor area (GFA) of 10,711 m², with 10,211 m² accounting for over 95% of the total GFA dedicated to residential units in a mix of 71 one-bedrooms, 40 two-bedrooms, and 21 three-bedrooms. The remaining almost 500 m² would be dedicated to ground-floor retail uses, occupying the entire Eglinton frontage, and wrapping around to include secondary frontage on Beachell Street.
While limited visuals have been submitted so far, architectural plans show that exterior finishes planned for the building include a mix of smooth-faced and brick patterned precast concrete, cast-in-place concrete, and an exterior insulation finishing system.
A two-level underground garage of 136 spaces is planned, with 20 spaces provided for visitors, five spaces for the retail component, and 111 spaces for building residents. In addition, 90 long-term bicycle parking spaces are proposed along with 9 short-term bicycle spaces.
