Our annual Growth To Watch For series is back for another year, bigger, taller, and more comprehensive than ever. This year's Growth to Watch For reports are presented by NEEZO Studios. Over the course of the year, we will bring you to every significant development happening across the 416 and beyond into the Greater Toronto Area. We're covering everything from brand new proposals, to those inching their way through the planning process, to those under construction or about to be completed.  

A total of 21 reports from Toronto and additional reports from the surrounding 905 will be available to subscribers throughout the year. This instalment of our Growth to Watch For series follows our North Scarborough report, picking up at the east end of Scarborough in the West Hill area. Our route covers major development nodes emerging around Scarborough Town Centre and The Golden Mile, as well as gentle mid-rise density being introduced to arterials like Kingston Road. On the way, we'll cover a number of projects navigating the planning process, currently under construction, and recently completed.

The densest concentration of projects in all of Scarborough will reshape the Golden Mile commercial district, a sprawling industrial park that is the subject of multiple master-planned, multi-tower projects and now a comprehensive planning framework being studied by the City. With the opening of the Crosstown LRT coming in 2022, the days of the retail strip plazas, big-box properties, and suburban office parks that have long characterized the built form of the area appear to be numbered. The Golden Mile Secondary Plan, which extends from Victoria Park Avenue to Birchmount Road, sets out a guiding vision for the redevelopment of the area. A community consultation held virtually on July 17, 2020 provided an opportunity for the public to engage with the plan, which will shape the final form of the following developments. Projects included in this stretch are 2200 Eglinton East1960 Eglinton East1920 Eglinton East1891 Eglinton East, the Golden Mile Shopping Centre, and 1 Eglinton Square.

While the stretch of proposed density in the Golden Mile will benefit from the new LRT (the line's terminal Kennedy station is among the under-construction projects covered in this report), areas further to the east are also anticipating new transit infrastructure in the years to come. The Province's three-stop plan for a Scarborough Subway passes through the area covered in this report, including the new Scarborough Centre Subway Station, which would serve an area where several large-scale projects are in the works.

Landowners in the immediate area are hoping to leverage the subway extension to maximize the potential of their properties. Scarborough Town Centre itself is one of the properties slated for intensification, with plans that would redevelop this regional centre into a mixed-use urban destination over multiple phases. Other high-density plans for the Scarborough Centre area include 670 Progress, 675 Progress5 Corporate Drive140 Grangeway, and 1744 Ellesmere.
