A rezoning application has been tabled by luxury home builder Larendale Group to permit a three-storey residential addition next to a heritage building just north of Sunnybrook Hospital. Located at the the corner of Bayview Avenue and Valleyanna Drive, the existing two-storey Arts and Crafts style heritage building once served as the gatehouse for the 100-acre Annandale Estate, owned by former Lieutenant Governor of Ontario Dr. Herbert Bruce.
The redevelopment proposes to restore the 1921-built heritage structure, which would accommodate a single residential unit. The three-storey extension, featuring a sinuous design by Amantea Architects, would contain four additional units.
The proposed contemporary addition, oriented towards Bayview Avenue, reflects the proportions of the preserved gatehouse. The building is designed to appear as an extension of the gatehouse when observed from Bayview Avenue, where individual entrances to each unit would be located. When viewed from Valleyanna Drive, the new building appears as a separate terraced residential structure, with a central courtyard providing a buffer with the heritage building.
The three-bedroom units will contain approximately 400 m² of space, with each having access to large private outdoor amenity areas and individual two-car parking garages. A circular driveway proposed on Valleyanna Drive provides vehicular access for all units. A total of 12 parking spaces is provided, including two visitor spaces.
