An office-to-rental conversion in Toronto’s Flemingdon Park has earned provincial recognition, with Amexon Development Corporation’s e lofts winning “High-Rise Building of the Year” at the Ontario Home Builders’ Association’s 2026 Awards of Distinction Gala. Announced October 1st, the Prestige Award recognizes architectural quality, innovation, and design at the project, which is transforming a 15-storey office building into 331 purpose-built rental homes.
Ashling Evans, Vice President of Amexon Development Corporation, credited the design team behind the conversion: “We are honoured to have won this prestigious OHBA award. It reflects the vision behind e-lofts and the collaboration of our talented project team, including CORE Architects Inc and II BY IV DESIGN.”
At 250 Ferrand Drive, near Eglinton Avenue East and Don Mills Road, CORE Architects and interior designers II BY IV DESIGN are adapting the former office tower for residential use. Its concrete frame provides the foundation for 331 rental suites, with tall floor heights and flexible floor-plates supporting the conversion. Keeping that structure in place reduces the demolition and new construction needed to deliver the homes.
That reuse strategy informs the project’s name, with the “e” reflecting both its environmental focus and its connection to Eglinton. The location places residents near the Don River parklands and Eglinton’s urban activity, while access to the new Eglinton Line 5 and future Ontario Line 3 highlights the development’s transit-oriented approach.
For Deni Poletti, Founding Partner at CORE Architects, the conversion brings loft design and sustainability together. “e lofts represents a sustainable approach to modern urban loft living,” he said. “Our design introduces bold, authentic loft character and effectively blends contemporary style with environmental responsibility.”
Inside, plans call for 12-foot floor-to-ceiling windows, polished concrete floors, exposed spiral ductwork, and visible structural elements to establish the suites’ industrial character. Award-winning studio II BY IV DESIGN is shaping the tall interior spaces into homes ranging from one to three bedrooms. The mix comprises 131 one-bedroom, 168 two-bedroom, and 32 three-bedroom rentals.
“The interiors at e-lofts are designed to create a contemporary loft experience that balances style, functionality, and comfort,” said Dan Menchions, Principal at II BY IV DESIGN. “The generous ceiling heights and expansive views allow us to create spaces that feel open, modern, and connected to their surroundings.”
Planned amenities include a fitness centre, expansive co-working areas, and pet daycare, with a 14,000 ft² rooftop patio offering views across Toronto’s skyline and Lake Ontario. At street level, approximately 112m² of commercial space is planned to include a neighbourhood café, while 370 bicycle parking spaces will support residents.
UrbanToronto’s September, 2026 coverage showed the glazing nearing the roof, with windows framed by white horizontal bands and alternating brown and charcoal panels. The former parking garage has been demolished, with the lands slated for temporary landscaping ahead of a separate second phase of redevelopment.
The award adds to Amexon’s record across more than 50 years of residential and commercial development in Toronto, with design innovation and sustainability among its stated priorities. Its portfolio includes The Residences at Central Park, one of the city’s largest condominium developments under construction, which has earned Project of the Year in Toronto and Best Sustainable Residential Development in Canada honours.
