Filmores Hotel at Dundas and George streets is the latest colourful Toronto landmark targeted for redevelopment. A plan to intensify the site with a 46-storey residential tower was submitted by Menkes Developments earlier this month. The proposal retains the facade of the brick-clad flatiron building and mounts a sinuous high-rise above, adding to the nascent cluster of towers at Dundas and Jarvis.

The development spans 212-218 Dundas Street East, encompassing Filmores Hotel and a rear surface parking lot. The three-storey detached home located at 279 ½ George Street, currently being used as a licensed rooming house, forms part of the subject site, though no alterations to that property are proposed.

Designed by Giannone Petricone Associates, a 43-storey condominium tower would rise above a base building consisting of the retained Filmores facade and a complementary retail element to the east. Additional retail and service space would be provided at the west portion of the site at the base of the four-storey heritage facade. The residential lobby fronts Dundas, while driveway access to loading and underground parking is located immediately east.

The curvilinear form steps back at the eastern edge of the site to create a primary tower element with a floor plate of 697 m². A total of 588 residential units are proposed, with 135 one-bedrooms, 298 one-bedroom-plus-dens, 96 two-bedrooms, and 59 three-bedroom layouts envisioned.

Residential amenity spaces are planned on the second level of the base building; 1,176 m² of indoor space and 296 m² of outdoor space are slated. Parking for 116 vehicles is provided across four levels. Bicycle storage, containing 596 spots, would be located on the mezzanine level.

The development requires Official Plan and Zoning Bylaw Amendment applications to proceed. An application for Site Plan Approval will be submitted at a later date.
