Madison Group has assembled properties in the growing high-rise cluster around Bathurst and St Clair Avenue West in Toronto's Humewood area. Madison Group's proposal encompasses a total of six pairs of semi-detached dwellings at 10 through 32 Raglan Avenue, and seeks zoning approval from the City to build a 28-storey condominium on the rectangular site. Bounded by Albert Wiggan Lane to the south, a mid-rise apartment building to the north, and a rear surface parking lot servicing the semi-detached homes to the west, the elongated property would be redeveloped with a superkül-designed tower rising to a height of 95.20 metres.

A five-storey base building situated at the south edge of the property terraces up to a 12-storey element, then climbs further to 25 storeys, finally settling at 28 storeys. The podium forms a consistent street wall along Raglan Avenue, with 14 two-storey integrated townhouse units fronting the road and the public lanes to the south and west. The residential lobby would be located at the northeast corner of the podium, with access from Raglan Avenue and a one-way driveway linking Raglan to the rear laneway.

A total of 399 residences are augmented by 949 m² of indoor and 647 m² of outdoor amenity spaces spread across levels six and 13. The unit breakdown yields 14 townhouses, 22 bachelors, 182 one-bedrooms, 130 two-bedrooms, and 51 three-bedrooms.

The project would provide a total of 148 vehicular parking spaces across two underground levels. There are also 399 bicycle parking spaces proposed.

A number of high-rise residential projects have been completed or have been proposed in the immediate area within the last few years. The Barrington and Rise Condos have scaled opposite corners of Bathurst and St. Clair, and a major multi-tower proposal for the northeast corner would significantly boost the neighbourhood's rental stock.
