15 months after a mid-rise condominium development was proposed on Bayview Avenue just south of Millwood Road, marketing renderings are offering a closer look at the building known as 1414 Bayview. Designed by Peter Clewes of architectsAlliance for Gairloch Developments, the project was approved by Toronto City Council in January, though an April resubmission proposes refinements.

Among the new renderings, three focus on the building's primary east elevation, which is set to include a double-height retail frontage on Bayview Avenue, topped by a pair of stacked volumes. A staggered vertical pattern of masonry piers and glazing defines this elevation. A close-up rendering provides a more detailed look at the cladding treatment.

The approved zoning envelope for the site allows for a prominent streetwall over Bayview, while the west side terraces down to meet the established low-rise built form of the Davisville Village neighbourhood's quieter interior, as can be seen in the rendering that looks southeast, below.

Planters will line the wide terraces on the other side of glass guards. Floor-to-ceiling glazing will allow plenty of light into the interiors of suites, and bring treetop neighbourhood views with them.

Interior design of 1414 Bayview's common areas is by Sixteen Degree Studio Inc. Below, a rendering of the lobby shows off a mix of warm natural finishes with splashes of muted colour.

Upon completion, 1414 Bayview will add a limited collection of 44 condo suites to the neighbourhood in a mix of one, two and three bedroom layouts, ranging in size from 459 ft² to 2,125 ft². 143 m² of ground-floor retail space will anchor the building to Bayview Avenue.
