Midtown Toronto is undergoing its largest building boom since a bevy of medium and high density apartment buildings brought a spike in population density back in the mid-20th century. Like that boom, the current rush of construction includes a collection of purpose-built rental housing filling in the area's side streets. One such project is under construction at 71 Redpath Avenue on the corner of Soudan, a few blocks southeast of the intersection of Yonge and Eglinton.

The 21-storey rental building from The Benvenuto Group has been under construction since this past November, when the first heavy equipment arrived to begin work on the project's shoring and excavation phase. We last checked in on progress in January, when drilling rigs were working away on the site's shoring system. Drilling activity has since wrapped up, allowing excavation to kick into gear.

For the initial few feet below grade, a pile and lagging system retains soil near the surface. Below, a less permeable concrete caisson wall system is employed to deal with groundwater. Digging, now about a storey down, will continue to a depth of four storeys for the tower's foundations and garage.

Designed by NEUF architects and CMV Group architects, the project's aesthetic plays as a contemporary spin on the apartment buildings of the surrounding area. Once complete, 71 Redpath will introduce 180 purpose-built rental units to the area, with residents to have access to condominium-quality amenities with interiors by Patton Design Studio, including a rooftop space with views of the neighbourhood.
