A few blocks east of the Toronto Eaton Centre, a new condominium development is now making its impact felt on the northeast corner of Church and Shuter streets. Following the demolition of previous buildings on site, construction of Fleur Condos by Menkes Developments kicked off in late 2017, and the 29-storey, architectsAlliance-designed condominium tower—with a massing that has some new angles on the classic rules of point tower sprouting from a podium—is now 23 storeys high and climbing into its uppermost section which includes a cantilever on its south side.
We last checked in on the project's construction status in mid-December, 2019. At that time, 18 levels had been formed, as the pace of construction had increased after forming of the larger podium floor plates. In the months since, another five floors have risen, with crews now having formed the tower's 23rd level, but preparing for the cantilevered 24th through 29th floors by extending forms from the cured slabs of the 21str and 23rd floors, seen extending from the tower below right.
Seen more clearly below, the forming platforms extending from atop the 21st floor slab provide a surface upon which shoring poles can rest on, creating support for 24th floor fly forms which will hang out over the floors below, increasingly far as they they move from a common point at the east wall to their full extension at the west wall, 2.85 metres further south.
In the meantime, the building's unconventional massing is being enclosed in a glazed window wall system with dark aluminum frames and projecting fins. Installed up to level eight at the time of our last update, cladding has progressed considerably in the months since, now installed up to the 17th floor, and quickly catching up to the forming activity above.
Only six more residential levels (the mechanical penthouse is wrapped within the top residential floor) are still to follow, to bring Fleur to its final height of 85 metres. Construction will wrap up later this year. Fleur will include 320 new condominium units, anchored to the street with 576 m² of ground-floor retail space.
