An active proposal from KingSett Capital to redevelop a lot at the northeast corner of Bathurst and St Clair has been revised and resubmitted to the City of Toronto. The proposal for 1467 Bathurst dates back to an earlier rezoning filed in December 2017, seeking a trio of 30-storey towers with architecture by Quadrangle. In the two years since the original rezoning application, a partial rezoning submission was made in August 2018, and more recent follow-up meetings with City Planning and Urban Design staff in 2018 and 2019 informed the latest submission's changes, including significant alterations to the previous design.
The height and arrangement of the towers have been altered in the 2019 resubmission. The westernmost tower on the site has been increased from 30 to 36 storeys (103.6 to 126.5 metres high), detached from the podium that the other two towers rise from, set back to the north from the Bathurst and St Clair intersection to create a widened public park on the corner, and given a unique exterior design that sets it apart from its siblings to the east. The two eastern towers are both still planned at 30 storeys, but now at heights of 106.3 metres, slightly taller than the previous plan's 104-metres. They sport a new exterior look, creating a matching pair.
The proposal calls for a total gross floor area of 82,434 m², with 80,873 m² or 98% dedicated to residential rental units. A total of 861 m² of retail space is proposed along the base of the buildings, while the shared podium of the two 30-storey towers would include a 668 m² daycare centre. Above, the three towers would combine for 866 rental units, proposed in a mix of 314 one-bedrooms, 453 two-bedroom, and 99 three-bedrooms.
Originally proposed with a three-level underground garage that would have extended below the public park, the revised proposal includes a five-level garage that no longer extends beyond the park's footprint. Parks built atop underground garages face limited lifespans as they have to be scraped off whenever the garage roof needs repairs for its waterproofing, as was the case with College Park in Downtown Toronto recently. The updated proposal's garage now calls for 590 residential parking spaces and a commercial parking garage with 311 spaces.
Another change introduced for the underground garage in the new revision is a knockout panel that would be installed at the southeast corner of the garage's the P2 level. This would allow for a potential future tunneled pedestrian connection with St. Clair West subway station just east of the subject site. The development will be a short walk from the station nevertheless.
