Just days after plans were revealed for comedy mecca The Second City's move to Toronto's South Core and months after Wayne Gretzky's sports bar announced its impending closure, details are emerging about the condominium tower that is proposed for the site where that two Entertainment District establishments now call home at 99 Blue Jays Way. The plan from developer CentreCourt, which already has its zoning, seeks Site Plan Approval from the City.

Designed by IBI Group, the building would rise 155.5 metres above the Mercer and Blue Jays Way intersection, across the street from the similarly-scaled Bisha Hotel and Residences to the west, and the south tower of King Blue Condos to the north. Like these neighbouring towers, the plan calls for a mid-rise podium that responds to the scale and materiality of the warehouse-style buildings that predated the condo boom in the area.

Architectural plans offer more details about these materials, which are set to include a mix of red and black brick facing and heritage warehouse style window mullions. The podium's masonry details contrast with the tower, which is planned to be clad in a mix of clear and coloured glazing, colourful copper-hued accents (listed as either metal, precast, or porcelain tile), and a patterned grid of white metal panels.

The total 32,986 m² of gross floor area (GFA) is primarily dedicated to residential space, with the 32,451 m² of residential accounting for 98.4% of the GFA, with the remaining 517 m² or 1.6% of the GFA is planned as ground-floor retail space. The 539 condominium units are proposed in a mix of 81 studios, 346 one-bedrooms, 58 two-bedrooms, and 54 three-bedrooms.
